Ferrara, CPM®, President and founding member of The Ferrara Management Group, has served as a highly respected real estate professional in the NYC & Westchester areas for over two decades. Robert graduated from Queens College in 1991 with a Bachelor of Science in Accounting, and he is also licensed as a New York State Real Estate Broker.
  As the former Director of Management at a mid-sized property management company, Robert is a seasoned professional whose strong leadership ability and proven track record instill a deep sense of commitment amongst his management team members and a sense of comfort and confidence in the clients he serves. He has successfully overseen all financial aspects of property management, from creating budgets to legal collections. In addition, he has been actively involved in all phases of project planning and oversight, compliance with local and state regulatory audits and inspections, employee relations and arbitration, and tax certiorari proceedings. As a member of the City of New Rochelle’s Sustainability Committee, Robert was one of the first property managers to assist in implementing the Green Supers Training Program in both Westchester County and NYC. An avid supporter of green initiatives, he has worked diligently to help property owners protect the environment while reducing costs. His creativity, flexibility and attention to detail will assure that the oversight of your condominium, cooperative, HOA, or commercial property is specifically designed to meet your needs.

Dawn Lombardo serves as the Controller of The Ferrara Management Group, Inc. and heads our Financial Department. The Financial Department is responsible for all financial reporting to our clients and their central role includes accounts receivable, accounts payable, payroll functions, budgets and forecasts. Under Dawn's supervision, our team of financial associates ensure prompt and accurate reporting to meet our client’s expectations.
  Dawn has over thirty years of experience in all facets of financial oversight. She collaborates with board members and our property managers to plan, develop, and present responsible operational and capital budgets as well as alternative ways to fund a property’s needs.
  Dawn’s experience has included working with New York State Homes and Community Renewal (HCR) ensuring that Mitchell-Lama regulations are followed where applicable for properties and shareholders. Furthermore, Dawn handles the filing of annual affidavits and keeps current with financial reporting and ever-changing regulations.
  Dawn is an Accredited Residential Manager (ARM®) and a Certified Property Manager (CPM®) – these accreditations are issued by the Institute of Real Estate Management (IREM®) – an international community of real estate managers dedicated to ethical business practices and superior management. Prior to finishing her education, Alexis worked part-time for The Ferrara Management Group, Inc. where she developed extensive knowledge and expertise with both our Cafe Portal and Concierge Programs. Upon graduation from Quinnipiac, Alexis assumed the position of Assistant Property Manager and her main focus was the development and implementation of internet-based portals - specifically Cafe Portal and our Concierge Programs - including their integration with both FMG’s day to day management operation and our “online based” interaction with Board and residents. Alexis’ growth in this area has led her to be an instrumental resource for FMG in the training of new employees with these new resources.
  Finally, Alexis’ dedication to property management is further evidenced by her pursuit of accreditation as an Accredited Residential Manager (ARM®) and Certified Property Manager (CPM®) through the Institute of Real Estate Management (IREM®), allowing her to transition into her current Property Manager role. To further her knowledge in the real estate industry, she has obtained her Real Estate Salesperson license and has been selected to participate in HGARs Leadership Accelerated Program.

In 2004, Jaclyn began her career in property management in the accounts payable department, where, through her hard work and dedication, quickly earned the title of Assistant Manager. Jaclyn continued to utilize her practical approach to problem solving and comprehensive knowledge of both accounting procedures and real estate and once again, she earned a promotion to the head of the Resale Department, which she managed and operated for eight years.
  Jaclyn’s extensive knowledge of all property management operations, as well as her commitment to outstanding service and desire to further her career, have led her to The Ferrara Management Group, where she currently serves as an Account Executive who oversees the Resales Department, Account Receivables Department, Legal Department, and Transition Team. In this important role, Jaclyn oversees all of our residents’ accounts, monitors billing and payments, provides assistance to residents regarding their accounts, and works directly with attorneys to handle legal collections on unpaid accounts. Paul is a graduate of Boston University and Pace Law School. Prior to joining FMG in 2016, Paul was a practicing attorney for over 18 years at a law firm in Sleepy Hollow which represented municipalities, condominiums and cooperatives in addition to private clients. Paul's work experience as an attorney included a wide array of issues including village and town zoning regulations, guardianships, tax certiorari matters and contracts. As an Account Executive for FMG, Paul is directly responsible for overseeing all insurance issues, including renewals and initial claims/loss processing. Paul also handles municipal, county and state regulatory and compliance issues which arise such as Petroleum Bulk Storage and he coordinates directly with our client’s legal counsel as necessary to ensure that the interests of our clients are protected.
  Since 2004, Paul has served – and continues to serve - as the President of the Board of Directors of a 142-unit condominium in Northern Westchester and he is actively involved in both capital improvement projects and the fiscal management of the condominium. His legal expertise as well as his long tenure as a Board President gives Paul a unique perspective on property management, and assures that all regulatory and compliance issues will be handled effectively and proactively.
  Since Paul remains an active board member of the condominium where he lives, he has a comprehensive first-hand understanding of the needs and concerns of property residents and shareholders. His years of service on the board, along with his comprehensive legal experience, have earned him the respect of both colleagues and property stakeholders alike. Additionally, he has played a significant role in union contract negotiations on behalf of Building and Realty Institute of Westchester & The Mid-Hudson Region, Inc. for the contract October 1, 2022 through September 30, 2026.
  Joseph plays a key role in supporting the Controller and Assistant Controllers with crucial budgeting and forecasting tasks. Additionally, his continued dedication to the clients he initially served as an Assistant Controller highlights his commitment to providing exceptional service. We are pleased to announce that Joseph's role within the company has expanded. In addition to his responsibilities in Finance, Joseph will now also oversee the management of our IT infrastructure. Anthony joined the FMG team with over 40 years of experience in Information Technology (IT) Management which also included 10 years of Project Management. Tony also served as a building maintenance manager and project manager. His extensive knowledge and experience in the management field is further reflected in the senior leadership positions he held before joining FMG, for example, during his tenure in IT Management, Tony served as the Vice President of Operations for List Maintenance Corporation. Prior to this role, Tony held the position of General Manager for List Services Corporation.
  Tony has been a valuable asset to the FMG team given his experience as a building maintenance manager where he was responsible for all aspects of building repair including concrete, electrical and plumbing as well as light carpentry. He also served as a project manager for an electrical contractor – in his role he was involved in all phases of new construction and renovations for both commercial properties, condominiums, and apartment complexes.

Joe Badolato is an experienced senior Property Manager who came to the Ferrara Management Group with over 40 years' experience in commercial property operations. Joe began his management career by working for major retailers such as Saks 5th Avenue, Ralph Lauren, and Macy's. During this period, he served in key roles such as Director of Operations and Director of Staffing. Joe's experience in retail has enabled him to fundamentally understand and appreciate the need for effective customer service and the complementary need to always maintain open communication with his clients. Joe further recognizes that follow-up must always be a part of the equation for a successful manager, irrespective of whether your client is a major commercial enterprise, or a residential owner.
  Joe has been working with The Ferrara Management Group, Inc. for over 8 years and is well-versed in residential property management, including resident communication, vendor management, contract negotiations, insurance compliance, capital project management, proactive property inspections for compliance and safety, sealed bid process, personnel management, and amenity management. He oversees the initiation and performance of all contracts, ensuring vendor compliance with insurance, work quality, and warranties. Joe also maintains preventative maintenance regimes, conducts regular inspections, handles resident complaints, and makes recommendations for capital improvements.
  Joe's successful management skills are in part due to his previous experience as a Condominium Board Member. As a Board Member, Joe interacted as a "client" and became keenly aware of how a Board can interact proactively with a management company to foster a positive and effective relationship for the betterment of a property and its residents. As one of our senior Property Managers, Joe empathizes with both Board Members and residents, and he is able to truly advocate on their behalf. Joe's success as a manager, due to the fact that he communicates well with both Boards and residents, has enabled him to grow into his role. You will frequently find him on his properties conducting inspections, meeting with vendors, and assisting residents.
  Joe's responsibilities extend to recreation and facilities management, ensuring all recreational facilities are maintained, coordinating repairs and maintenance, and overseeing the day-to-day operations. He also supervises facility staff and works alongside his management team to manage amenity rentals, community event calendars, and facilitate routine community wide correspondence.
  Finally, during his free time, you will often find Joe spending time with his family, attending his grandson's hockey games, or simply relaxing on the golf course.
